What are the standard specifications for our garden rooms?

The prices above are for garden rooms with standard specifications. All of the designs come with the following as standard:

  • 100mm foil-backed kingspan insulation to the floor, walls, and roof.

  • A plasterboard and plaster finish to the interior walls.

  • An oak laminate floor.

  • Pre-painted MDF skirting boards.

  • An electrics pack that includes 5ft fluorescent light, two outside lights, 4 double sockets, a fuse box, light switch and a 2kw heater.

  • Thermowood cladding to the exterior.

  • Front decking made from 1m redwood timber.

  • Black guttering.

  • Composite roof panels in anthracite grey.

What kind of extras are available?

There are a number of optional extras you can purchase to make your design truly bespoke and tailored for whatever use you have in mind. The range of extras is extensive, including bi-folding doors, engineered oak floors and outside sockets. If you intend to use your garden room as a music room, acoustic insulation and plasterboard can be fitted. External cedar cladding can give your garden room an attractive finish. We also offer a full range of additional joinery work, extra cabling, and plumbing services.

What does garden room installation include?

Garden room rarely requires planning permission, and the installation can be complete within a few days. Garden Room Sanctuary installs garden rooms across England, Wales and Scotland, and our on-site build-times are between 5-10 working days. Our fitting team will treat your home and garden with respect and ensure that your garden is left in good order before they leave. Your garden room will be thoroughly cleaned, and all the packaging will be removed.  If you’re happy with the installation you complete a sign off form and the installation team hand over your keys.  All our garden rooms come with a 10-year structural guarantee.

What other costs are there to consider?

Other costs to consider vary depending on what you want to use your garden room for, and your particular home and garden circumstances.  Prior to installation, we will conduct a site survey to check the garden access and the surrounding area. At this stage, we will give you any advice about how we will need the site to be prepared prior to the installation team arriving.

To prepare the site, it should be free from trees, shrubs and low hanging branches and there should be good access. Depending on your current garden layout you may need the help of a landscaper, arborist, or professional gardener. The site will need to be level enough for a garden room, again something that may require the services of a landscaper. Any pipework that needs be installed for water or sewerage should be fitted prior to the garden room being installed. If you intend to fit a wood-burning stove or solar panels these should also be budgeted for.
